The rapid corporate uptake of artificial intelligence (AI) is changing value drivers on Hungary's commercial real estate market: going forward, not only floor area but also a building's technical and digital readiness will influence tenant demand and property values, according to a Colliers analysis prepared by Tóth Kristóf, Associate Director, Head of Research.
Hungary's position and recent trends
Hungary still lags the EU on overall AI adoption, but the market is expanding quickly. In the European Union, about 20 percent of companies with at least ten employees use some form of AI; in Hungary that share is currently 10.4 percent. Domestic AI usage has grown by nearly 40 percent year-on-year.
Adoption is concentrated among larger firms: roughly 40 percent of large companies already deploy AI systems, while the rate among small businesses is below 9 percent. Consequently, effects of the shift will first appear in the professional real estate market and in premises used by international corporations.
Sector-specific impacts
Office market
On the office market, automation and AI can reduce per-employee space needs by replacing routine tasks, yet preserving highly skilled staff becomes more important. Firms are increasingly seeking smaller floorplates but higher-quality offices with excellent digital infrastructure, flexible layouts and strong sustainability credentials. Demand is not disappearing; it is shifting toward more modern stock.
Industrial and logistics
Digitalisation and automation impose concrete technical requirements in industrial and logistics facilities: automated quality control, predictive maintenance and advanced production control demand higher electrical capacity, reliable data connectivity and adaptable floorplans. Given Hungary's exposure to the automotive and electronics industries, these needs are particularly significant. Nearly 23 percent of Hungarian companies using AI have already integrated it into production processes, exceeding the EU average. Buildings that are difficult to retrofit or lack technical potential are likely to suffer a growing competitive disadvantage.
Retail
In retail, AI mainly improves inventory management and demand forecasting, boosting tenant productivity. The technology does not necessarily increase space requirements but facilitates tighter integration of physical and digital sales channels, leading to more stable, efficient tenants.
Hotels and construction
In the hotel sector, dynamic pricing and automated guest services can raise profitability while optimising staff needs. In construction, AI-supported design, cost estimating and scheduling can help mitigate labour shortages and delays.
Market implications and actions for owners
Colliers concludes that AI does not automatically raise or lower aggregate real estate demand but accelerates a qualitative market split: properties that can technically support ongoing technological advances will gain advantage. The primary challenge for owners is to upgrade buildings quickly and effectively — for example by increasing electrical capacity, establishing reliable data connections, creating flexible internal spaces and improving sustainability performance.
Overall, technological readiness is becoming a core competitiveness factor in Hungary's real estate market, and in coming years the most valuable assets will be those that not only provide space but also actively support corporate digitalisation.
